Homes for the Future

Here’s How it Works

  • Homes for the Future buys single-family homes and rents them out at stable, reasonable rates.
  • Rental income allows us to pay down our debt on the homes until we can sell them at below-market prices to shared equity housing programs and low- and moderate-income homebuyers.
  • Once the homes are ready to sell, we sell them—at below-market prices—to shared equity housing programs or directly to income-qualified homebuyers.
  • Through the shared equity housing program, homebuyers agree to sell at a below-market price when they’re ready to move on.  This cycle keeps homes permanently affordable for generations to come.     

Why Homes for the Future Matters 

  • Shared equity housing organizations, like most types of affordable housing, tend to rely heavily on public subsidy, which is often too scarce, too slow, and too complex to scale to meet today’s housing needs. 
  • We created Homes for the Future to unlock a different path to scale. By reducing reliance on public dollars, we help shared equity organizations grow faster and serve more families—expanding the entire field of permanently affordable housing. 
  • Viable in dozens of cities nationally, Homes for the Future aims to scale to 2,000+ permanently affordable homes with an annual acquisition pace of 200+ homes.
